Can’t do both big time. I still keep both licenses, but I refer away all my RE. Licensed as an LO in several states and use my RE license for a referral fee to agents in other states. I think you should have addressed the bigger scope of why else to be dual licensed. Do their refi. Get more loans from referrals. If you want to do $100M+/yr, can’t be active in both. If you want to do $30M, you can do well in both.

Hit send accidentally… in 2023 both jobs became too much. Too much time spent in the car selling houses, while brokering 5-6 loans/month.

Great episode. I spent almost 5 years as a RE agent, before getting licensed as an LO in 2020. In my state, you can’t be compensated in both capacities on the same transaction. After referring about 30 closed REFIs to my broker in 2019-20, I decided I should get licensed to refi all my past clients. I closed 130+ loans in 2021, 80% refi. Sold about 20 houses that too, and referred my buy sides to other LOs.
